If I were to take a handful of pennies and drop them on your table, how long would it take for you to find the shiniest one? Probably only a second or two.
When selling in today's market, your home needs to be the shiny penny. Back 7 or 8 years ago it was fairly common to put a for sale sign in your yard, have an open house, and you'd receive an offer (if not multiple offers) within a couple weeks. That simply won't work today. Today's marketing requires a detailed strategy which requires elements such as staging, on-line video tours, broker tours, and of course proper pricing.
